NOW TO THE UPDATE
The spring market is now upon us! Are you ready? By now, you should have your
goals updated and your business plan set for 2006. Your business plan should
outline your marketing efforts, like advertising, postcards, personal brochures,
Internet and your other lead generation activities. REMEMBER, you are in the
real estate business, obviously, that is what your real estate license says,
BUT, your
primary focus, your daily schedule should must outline and block out
time just for
LEAD GENERATION. Lets face facts, YOU ARE IN THE LEAD
GENERATION
BUSINESS.

YOUR LIFE, YOUR BUSINESS, YOUR WAY
It’s time again for our monthly “Coaching Hall of Fame” event. This month’s
event is
scheduled for TUESDAY June 13th (remember to schedule the second
Tuesday of
the month for this event) with Nick Washienko. Washienko, a Boston
University
professor, is an expert on business presentations. He frequently
appears at conferences
and seminars for senior-level executives. He's currently
working on a book, "How
Leaders Connect: The Key to Successful Executive
Presentations."
Washienko says there are two elements to a business presentation, each equally
important:
content and delivery. Strong content must merge with a physical
delivery style that makes
you come across as confident and believable. Today's
audiences, he says, are more
attuned to a conversational style of speaking than
the traditional formal model.
This event will kick off at 6:30pm, with the broadcast beginning at 7pm, at the
Holiday
Inn in Warrenton. If you are planning to attend, please RSVP to me by
Monday
afternoon, June 9th, so we may be sure to have supplies and seating for
everyone.
TRAINING TEAM
The sign up deadline for our next installment of our "100 Days to Greatness"
program is
Thursday June 1st!!
Our Training Team (Susan Sandlin, Joyce Carter and Jan Wilcox) have been hard
at
work setting a new standard in our training program. While we feel that we are
extremely successful in supporting our Associates through providing a level of
service
and training, our feeling is to always look for ways to improve our
organization. We
have Associates who’s goals are to achieve $60,000 to over
$1,000,000 in annual
gross commissions. Fact is, our average Associate, who was
with our organization
for the full year of 2005, had an average gross commission
earning of $160,000.
Our training package utilizes the Brian Buffini 100 Days
to Greatness program, but
it will now also include many additional benefits.
Regular meetings include outside
guest speakers, in order to enhance the
learning process. Take this great program
and enhance it with our monthly
Coaching Hall of Fame event, our weekly Brokerage
and Technology Round Tables
and our other specially scheduled educational
opportunities; you can succeed to
whatever level you wish in your real estate endeavors.
LEADSTREET
LeadStreet is now up and running and the leads from this new system are already
flowing.
Below is some information from our Regional Office
“…Since the launch we have generated a tremendous amount of leads for RE/MAX
affiliates in the Central Atlantic Region. Currently;
Over 6,000 unique leads sent to affiliates in the Central Atlantic Region
Over 15,500 total lead requests sent to affiliates in the Central Atlantic
Region
Over 770,000 Central Atlantic Region listings were viewed on RE/MAX.com “
“…Online Advertising: RE/MAX LeadStreet team has been working on online
advertising in natural search and paid search results with major search engines
such
as Google, Yahoo and MSN. Paid searches on these search engines started
April 1, 2006 and we are very please with the amount of traffic it has generated
for RE/MAX.com. The traffic to RE/MAX.com tripled from 40,000 unique visitors a
day
to 150,000 unique visitors after the launch of the new site and of paid
searches. The
increased traffic was felt by all including our region!...”
“…Future Developments: In the next few weeks you will see some enhancements to
LeadStreet that will be exciting additions to the system. Some of those
enhancements
include:
RE/MAX specific content added to the email drip campaign functionality
Licensed Assistants will be added to the “I am currently forwarding leads to
this affiliate”
pick list.
More enhancements are planned and will be communicated as they near…”
WOW, when you consider that our region has 7,047 Associates, this means that
nearly
every RE/MAX Agent received one lead, REFERRAL FEE FREE in the last
month.
Just one additional benefit to your RE/MAX affiliation!
Please get yourself up to speed on this great program. Bill has attended an all
day
“Train the Trainer” class on LeadStreet and he will be sharing his knowledge
at our
weekly Tech Round Tables. Also, RE/MAX is offering classes in the region
on using
the system. You can simply use the basic functions, or, with training,
you can utilize
the many features of this system, including the drip marketing,
and other features to
assist you in your lead generating activities.
ADDITIONAL COMPANY DOMAIN NAMES
Change, Change, Change. Yes, our lives and our businesses are becoming more
complex by the day, and this complexity continually forces change upon us. It
has
come to our attention that our current office domain name,
www.TeamRegencyHomes.com
may not comply with the National Association of
REALTORS guidelines for use of
the “REALTOR” name. While, at this point, we are
not in receipt of any “official”
notification over this issue, we are being
proactive with this information. We have
registered the following domain names, www.TeamRegencyHomes.com, w
ww.WarrentonProperties.com, and
www.CulpeperProperties.com. We tried many
variations of names for “Manassas”
and “Prince William” but we could not find one
that is available. WE ARE
LOOKING FOR SUGGESTIONS. Please let us
know if you have any ideas.
“THE REAL ESTATE CENTRE”
WE ARE VERTICAL AND AHEAD OF SCHEDULE!! It has been over 6
months since we
broke ground and nearly Three Million Dollars spent into this
project, and now,
we are closing in on our occupancy date. Everything completed
to date may not
look like much, as most of the work has been setting the site grade,
installing
the retaining wall and installing all the underground parts to the project.
Now
that the building is up in the air, it will look like we are moving faster. In
fact,
we will now be able to see everything progress. The steel is complete and
the light
age framing is nearly finished. Electrical, plumbing and the HVAC
systems are all
being installed now. We are scheduled to have the building
completed by August
31st and right now we are running about two weeks ahead of
schedule.

REALTOR.ORG ARTICLE THAT CAUGHT MY EYE
We all must remember that we are paid our commission, not just for our service,
but
most importantly, for our expertise. I wanted to be sure that you read the
following
article which appeared on REALTOR.org:
Skills, Not Just Service, Justifies Fees
(May 20, 2006) -- REALTORS® will be better able to blunt the downward pressure
on commissions by emphasizing the skills they bring to real estate
transactions—such
as staging, negotiating, and marketing—rather than relying
solely on customer service.
“There’s a confluence of factors that could become the perfect storm if we don’t
properly manage and convey our value as marketers,” said Allan Dalton, president
and CEO of REALTOR.com®, at the 2006 REALTORS® Midyear Legislative
Meetings &
Trade Expo. “Home owners are challenging us on our marketing fees,
and we
struggle with that because we’re listing oriented.”
“I believe our industry has to evolve from seeing itself as in the service
sector to being
in the skills sector,” Dalton added. That evolution requires a
change in mindset to one
of marketing for consumers, rather than marketing to
them. “We have to grow up as
an industry and start responding to
business-sophisticated consumers,” he said.

REALTORS® and the number one real estate site in terms of traffic, with 6.6

unique users per month, has launched a number of features to help
REALTORS® d
emonstrate their value and reassert themselves as skilled marketing
professionals.
For example, the latest feature at the site, the Featured CMA™
Marketing System,
not only enables consumers to obtain an approximate valuation
on their home, but
also to contact a REALTOR® and learn how to increase that
value through marketing,
staging, and other activities.
“Home valuation is the role of a REALTOR®. It’s not the role of the Internet,”
said
Dalton, referring to other Web sites that use recent home sales to provide
consumers
with a value range for their homes.
“I don’t think that in the history of the real estate industry there’s been a
greater need
to focus on marketing than now,” he said.
